How do you get your bond back in WA?
Here is how the process works for Mandurah renters under the current Western Australian rules.
1. The final inspection
After you hand back the keys, the property manager inspects the home and records its condition on the final property condition report. They compare it against the ingoing report you signed at the start of the lease. Anything dirtier than it was at the start, beyond fair wear and tear, can be claimed from the bond. That comparison is the standard your clean is judged on.
2. Releasing the bond
Since 30 March 2026, any tenant, landlord or agent can apply to release the bond once the final inspection is done, under the new WA bond release process run by Consumer Protection. Agents apply through BondsOnline. Tenants can use the paper application. Consumer Protection says manual applications can take up to 4 weeks to process.
3. If there is a dispute
If the parties don’t agree, or someone doesn’t respond in time, the Commissioner for Consumer Protection decides after each person has had a chance to provide evidence. Either side can appeal to the Magistrates Court within seven days of the decision. Keep your photos, receipts and your cleaner’s invoice, because they are your evidence.
4. Cleaning versus fair wear and tear
You are responsible for cleanliness. You are not responsible for normal ageing like faded paint, worn carpet paths or sun-bleached blinds. A professional clean deals with the cleaning part and makes it easier to show that any remaining marks are wear, not dirt.
5. Pets and carpets
If you kept a pet, check your lease. In WA a pet bond of up to $350 can be held for fumigation or pet damage, and landlords can make professional carpet cleaning at the end of the lease a condition of keeping the pet. What do property managers check at a final inspection?
These are the 12 items that most often lead to cleaning claims, and every one is part of our standard vacate clean in Mandurah.

Coastal and canal homes collect fine sand in tracks, robe floors and grout lines, and salt haze on glass. We vacuum tracks before wiping them, so the grit comes out instead of turning into paste.
Large family homes

The average stay is 5.1 nights, and demand peaks in December, January and April, when occupancy averages around 55%, compared with under 30% in winter.
