Understanding Vacate Cleaning Nedlands

Nedlands is a riverside suburb about 7 km west of the Perth CBD, stretching along the Swan River beside Dalkeith and Crawley. It is home to the University of Western Australia and to the QEII Medical Centre, with Sir Charles Gairdner Hospital, and Hollywood Private Hospital. That gives Nedlands an unusual rental mix: prestige riverside homes and character houses, alongside units and share-houses leased by students, academics and hospital staff.

Cleaner In Perth provides vacate cleaning, bond cleaning and end of lease cleaning in Nedlands. Whether you’re leaving a riverside home or a unit near the university, we clean to the exit-condition checklist your agent inspects against, using the right products for every surface.

Local knowledge

A Commitment to Excellence: The Nedlands Homes We Clean

Nedlands is one of Perth’s highest-value rental markets. REIWA’s latest figures (three months to August 2026) put the median rent at $1,300 a week for houses and $860 for units, with rentals leasing in about 16 to 17 days. At those rents, landlords and agents expect a near-new standard at handover. In the most recent Census (2021; results from the August 2026 Census are due in 2027), 75.2% of occupied homes in Nedlands were separate houses, 15.7% were semi-detached homes or townhouses and 9.1% were flats or apartments. Almost half (47.8%) had four or more bedrooms, and about a quarter of homes are rented. So a Nedlands vacate clean might be a large family home with jarrah floors and a stone kitchen, a 1960s–70s unit near Hampden Road and the university, or a townhouse on a subdivided block.

Each needs a different approach. Timber floors and stone benchtops need pH-neutral products, not harsh degreasers. Older units often have original ovens, tiled splashbacks and aluminium windows that take extra time. Share-houses near UWA usually have more bedrooms than the floor plan suggests, and each one gets checked at inspection.

Your final inspection

Nedlands Real Estate Agents and What They Check

Renters we clean for in Nedlands lease through local agencies such as Kempton Azzopardi, Shellabears and Marron Real Estate West in Nedlands, William Porteous Properties International and Acton | Belle Property in Dalkeith, and Ray White Dalkeith | Claremont | Fremantle. We are an independent cleaning company, not affiliated with any agency. Whichever agency manages your lease, the final inspection compares the home against your ingoing report.

With higher-value homes, western suburbs property managers tend to inspect closely: streak-free glass, marks on painted walls, stone and timber surfaces, and ovens and rangehoods in near-new condition. For units and share-houses near the university, the focus is on kitchens, bathrooms and every bedroom. That is where we focus too.

The difference

What is the difference between a vacate clean and a regular clean?

A regular clean keeps a lived-in home tidy: benches, bathrooms, floors and dusting. A vacate clean returns an empty home to the condition recorded on your ingoing property condition report. That means inside every cupboard and drawer, inside the oven, the rangehood filters, window tracks, blinds slat by slat, skirting boards, wall marks, light fittings and exhaust fans.

It’s done once the furniture is out, because agents inspect the areas furniture hides. That’s why a vacate clean takes several times longer than a regular clean of the same home, and why it’s priced per property size rather than per hour. In Nedlands, vacate clean, bond clean, end of lease clean and exit clean all mean the same service.

What’s included

Bond Cleaning Nedlands: Every Room, Every Time

Every Nedlands vacate clean follows the same room-by-room checklist. Here is exactly what is included.

Kitchen

The kitchen is where most bond deductions start, so it gets the most time.

  • Oven interior, racks, trays, door glass (between the panes where it opens) and seals
  • Cooktop, knobs and surrounds; gas burners and trivets or ceramic glass polished
  • Rangehood canopy degreased and metal filters soaked or wiped
  • Every cupboard and drawer, inside, outside, tops and kickboards
  • Benchtops, splashback, tiles and grout lines
  • Sink, drainer and tapware descaled and polished
  • Dishwasher door, seals, filter area and front
  • Fridge recess and any built-in microwave, inside and out
  • Light switches, power points and the floor, including edges and under the kickboards

Bathrooms and toilets

Agents look for soap scum, mould and water marks first.

  • Shower screen and tiles descaled, grout and silicone scrubbed
  • Bath, basin, vanity top, drawers and cabinets inside and out
  • Mirrors and shaving cabinets streak-free
  • Toilet cleaned and disinfected inside and out, including the seat hinges and the base
  • Exhaust fan cover, heat lamps and light fittings dusted and wiped
  • Towel rails, tapware, floor waste and floor tiles

Bedrooms

Built-in robes and marks on walls are the usual trouble spots.

  • Built-in robes: shelves, rails, tracks, mirror doors and the robe floor
  • Skirting boards, door frames, doors and handles
  • Wall marks spot-cleaned where the paint finish allows
  • Light switches, power points and ceiling fans
  • Carpets vacuumed edge to edge; hard floors vacuumed and mopped

Living and dining areas

  • Skirting boards, architraves and shelving
  • Light fittings, ceiling fans and air-conditioner vents and grilles
  • Wall marks spot-cleaned and cobwebs removed from cornices
  • Floors vacuumed and mopped, including under where furniture stood

Laundry

  • Laundry tub, tapware and cabinets inside and out
  • Behind and around where the washer and dryer stood
  • Dryer vent area and lint build-up
  • Walls, skirtings and floor

Windows, tracks and blinds

Coastal sand and salt make this the most-flagged area near the beach.

  • Inside glass, frames and sills on every window
  • Window and sliding-door tracks vacuumed and wiped
  • Blinds wiped slat by slat; flyscreens dusted
  • Sliding-door glass inside (outside glass is an add-on)

Throughout the home

  • Cobwebs from ceilings, cornices, eaves and the front entry
  • Doors, door frames, handles and light switches in every room
  • Hallways, entries and stairs (with handrails) cleaned
  • Smoke-alarm covers and vents dusted

Add-ons

Quoted separately so you only pay for what your lease needs: carpet steam cleaning, outside windows, full wall washing, garages, balconies and patios, double-storey homes, and larger homes (5×3 and up).

Your quote

What affects the price of a vacate clean in Nedlands?

Size and layout

Bedrooms and bathrooms set the base price, which is why the table above is organised by 1×1, 2×1 and so on. Extra living areas, a second storey or a granny flat add time.

Condition

A home that has been kept reasonably clean takes the times in our quote. Heavy oven build-up, long-term mould or pet hair through every room takes longer. Tell us up front and your quote stays fixed.

What your lease asks for

Many leases ask for carpets to be professionally steam-cleaned, and pet conditions often require it. Adding it to the same booking is cheaper than booking separately.

No hidden extras

Every price in the table is the full price, GST included. There is nothing extra on the day.

WA renters’ guide

How do you get your bond back in WA?

Here is how the process works for Nedlands renters under the current Western Australian rules.

1. The final inspection

After you hand back the keys, the property manager inspects the home and records its condition on the final property condition report. They compare it against the ingoing report you signed at the start of the lease. Anything dirtier than it was at the start, beyond fair wear and tear, can be claimed from the bond. That comparison is the standard your clean is judged on.

2. Releasing the bond

Since 30 March 2026, any tenant, landlord or agent can apply to release the bond once the final inspection is done, under the new WA bond release process run by Consumer Protection. Agents apply through BondsOnline. Tenants can use the paper application. Consumer Protection says manual applications can take up to 4 weeks to process.

3. If there is a dispute

If the parties don’t agree, or someone doesn’t respond in time, the Commissioner for Consumer Protection decides after each person has had a chance to provide evidence. Either side can appeal to the Magistrates Court within seven days of the decision. Keep your photos, receipts and your cleaner’s invoice, because they are your evidence.

4. Cleaning versus fair wear and tear

You are responsible for cleanliness. You are not responsible for normal ageing like faded paint, worn carpet paths or sun-bleached blinds. A professional clean deals with the cleaning part and makes it easier to show that any remaining marks are wear, not dirt.

5. Pets and carpets

If you kept a pet, check your lease. In WA a pet bond of up to $350 can be held for fumigation or pet damage, and landlords can make professional carpet cleaning at the end of the lease a condition of keeping the pet. If that applies to you, book carpet steam cleaning with your vacate clean and keep the invoice.

Know before you go

What do property managers check at a final inspection?

These are the 12 items that most often lead to cleaning claims, and every one is part of our standard vacate clean in Nedlands.

  1. Oven and rangehood. Baked-on grease on the oven door glass and a greasy rangehood filter are the most common cleaning claims we hear about.
  2. Shower screen and grout. Soap scum and hard-water marks look fine from the doorway but show up under inspection lights.
  3. Window and door tracks. Tracks collect sand, dead insects and grit, and agents run a finger along them.
  4. Blinds. Dusty slats are quick to spot and slow to clean, so they often get missed in a DIY clean.
  5. Wall marks and scuffs. Hands at light switches, furniture marks and Blu Tack residue.
  6. Built-in robes. Dust on top shelves and on the robe floor, and fingerprints on mirror doors.
  7. Exhaust fans and vents. Grey fluff on exhaust fan covers and air-con grilles.
  8. Skirting boards and door frames. Dust lines along every skirting and door frame add up quickly on a checklist.
  9. Cobwebs. Especially cornices, the front entry, eaves and patios.
  10. Kitchen cupboards and drawers. Crumbs in drawer runners and sticky shelf edges.
  11. Light fittings. Dead insects inside light shades and dust on ceiling fan blades.
  12. Floors under appliances. The fridge recess and where the washing machine stood.
Your move-out plan

How to prepare for your vacate clean

Two to three weeks before

Give notice in writing as your lease requires, find your ingoing property condition report, and book your clean for the day after your furniture is out. Month-ends and school holidays fill first.

The week before

Check whether your lease or pet conditions require carpet steam cleaning, and book it with us so it happens in the same visit. Arrange any repairs, like patching holes, before the clean, not after.

Before we arrive

Remove all furniture, belongings and rubbish, including the bins, the shed and the fridge. Keep the power and water connected and the hot water on. Leave us a key or meet us at the start.

After the clean

Do a quick walk-through or check our photos, then hand the keys to your Nedlands property manager. If the agent flags anything we cleaned, tell us within 72 hours and we’ll come back and re-clean it free.
