3–4 weeks before

Read your lease and entry condition report so you know exactly what’s expected, including whether professional carpet cleaning is required. 1–2 weeks before

Moving week

“Can’t I just book a normal clean?” It’s one of the most common questions we get — and the answer matters, because a vacate clean and a regular house clean are scoped, priced and judged very differently.

A regular house clean

A regular clean keeps a lived-in home fresh: benches and surfaces wiped, floors vacuumed and mopped, bathrooms and the toilet sanitised, and general tidying. It’s designed to be done regularly — weekly, fortnightly or monthly — and it doesn’t include the deep detailing a rental inspection demands.

Does your lease require it?

Many Perth tenancy agreements include a clause requiring carpets to be professionally steam cleaned at the end of the tenancy, especially if a pet was kept at the property. Check your lease and your entry condition report. If professional cleaning is specified, agents will often ask for a receipt — so a DIY hire machine may not satisfy the requirement.

What agents check

Inspectors look for stains, traffic marks down hallways and in living areas, odours (particularly pet odours), and indentations and dust along edges and skirtings. Even where professional cleaning isn’t strictly required, carpets must be returned in the same condition as the entry report, allowing for fair wear and tear.

Here’s how to bring yours back to standard.

What inspectors actually look at

A property manager doesn’t just glance through the door. They check the oven door glass (inside and out), the racks, the base, the walls and roof of the cavity, the griller, the rangehood and its filter, and the stovetop and knobs. If carbon build-up or grease is visible on any of these, it gets flagged.

Step by step

1. Take out the racks. Soak them in hot water with a degreaser or dishwashing liquid while you work on the cavity — a laundry sink or bath lined with a towel works well.

2. Apply oven cleaner to the cavity. Use a proper oven degreaser on the base, walls and roof, avoiding the fan and element. Give it the time stated on the label to break down the carbon — rushing this is where most people go wrong.

3. Do the door glass. The double glass is what inspectors see first. A paste of bicarb and water, left to sit, lifts most baked-on residue; a razor scraper (used flat and carefully) handles the stubborn spots.

4. Wipe out and rinse. Remove the cleaner and residue with a damp cloth, then go back over with clean water so no chemical film is left.

5. Rangehood and filter. Degrease the rangehood and soak the metal filter — a greasy filter is an easy flag that’s easy to miss.
